Real Estate & Landlord Tenant

At Grecol Law, we represent buyers and sellers in residential and commercial real estate transactions, landlords and tenants in disputes and evictions, and homeowners. We assist homeowner and condominium associations with respect to association management and governance. We counsel our clients through negotiating, reviewing, and drafting leases and purchase agreements, and with various other types of real estate disputes and transactions.




Business

Small and family-owned businesses are the backbone of our nation. We are pleased to counsel our clients when taking the exciting, but sometimes intimidating, step of forming a new business. At Grecol Law, we often assist our clients in drafting new governing documents for businesses and reviewing and amending existing documents to ensure they are up-to-date and align with the clients’ estate plans. We review, negotiate, and draft contracts and advise in general business affairs. When executives or entrepreneurs need guidance on legal matters, we are here as a resource.

Estate Planning

Everyone should have a will that effectively addresses their unique situation. It is equally important to plan for unexpected events such as loss, illness, or injury which may affect a person’s capacity and competence. At Grecol Law, we not only draft wills, but we discuss with our clients their individual needs to create carefully tailored plans. We assist in the drafting of estate planning documents, including: wills, trusts, powers of attorney, and healthcare directives / living wills. We take the time to ensure that our clients understand the documents, how to implement the plan, and are aware of circumstances that indicate the plan should be reviewed and updated.

Litigation & Lawsuits

Litigation. The word itself can have a negative connotation. Filing a lawsuit is a stressful and frequently lengthy and time-consuming process which can cause worry and anxiety. It can also be quite expensive, often with a risk of losing the time and money invested in it. At Grecol Law, we do not gamble with our clients’ money. We counsel our clients in an effort to resolve their differences without the need of filing a lawsuit. However, we also recognize that some matters cannot be resolved without litigation, and when that time comes, we are ready and well-prepared to go to bat for our clients.

Probate & Trust Administration

At Grecol Law, we understand how difficult it can be at the time of a loss. Unfortunately, there are many decisions that must be made and much work that must be done when a loved one passes away. That can place a heavy burden on the shoulders of those who are grieving and trying to heal. We are very experienced in assisting our clients in navigating the confusing waters of probate and trust administration, and we are pleased to take the weight off the shoulders of our clients and place it on our own.

Legal Team

John A. Grecol

Since receiving his Juris Doctor in 2010 from the Cleveland-Marshall College of Law, John has diligently represented and counseled clients in a variety of legal matters including real estate transactions, landlord / tenant disputes and evictions, probate estate and trust administration, estate planning, foreclosures, and small business matters. John has also represented both homeowners and condominium/homeowner associations with respect to disputes, association management, and governance. John has represented and advised clients in seemingly simple as well as complex legal proceedings. John has worked with multiple law firms and has acted on behalf of the Ohio Attorney General as special counsel. After graduating from Bowling Green State University with a B.S. in Criminal Justice and prior to admission to the practice of law, John worked as a law clerk for the Rocky River Municipal Court and a law firm that strictly handles community association matters. John was also selected to the Super Lawyers® Rising Stars list for 2017, 2018, 2019, and 2020. Each year, no more than 2.5% of the lawyers in a state are named to the Rising Star List after a nomination, research, and evaluation process. John is a proud alumnus of St. Edward High School and is actively involved in the Alumni Association, having served on the Board of Directors and as President of the St. Edward High School "Legal Eagles," a group of alumni who are lawyers and judges. In his spare time, John enjoys spending time with his wife Laura, their sons, and their large extended family, all native Northeast Ohioans. In the past, he has volunteered as a coach/moderator for the St. Edward High School Mock Trial Program. He has coached youth sports teams, and he is also a fan of and follows the Cleveland Indians, Cavaliers, and Browns.

John J. Duffy - Of Counsel

For more than 40 years, John J. Duffy has been working with clients in the areas of real estate, estate planning, probate, and business transactions. His office has been located in Grecol Law’s current location in North Olmsted, for the span of his legal career. John brings with him a wealth of knowledge and practical experience. John received his law degree from Cleveland-Marshall College of Law and his Master’s Degree from John Carroll University. John is a former professor of real estate law at Cuyahoga County Community College and English teacher at St. Edward High School. He is a proud alumnus of St. Edward High School, a member of the St. Edward “Legal Eagles,” and the co-founder and director of Classroom of Champions, an academic team competition for elementary school students. Together with his wife Sheila, John has three children and four grandchildren. He is active in his church and enjoys reading history and literature.
